About WB Registration
Property deeds in West Bengal are registered through the Directorate of Registration and Stamp Revenue, under the state's Finance Department. Its WB Registration website, now at igr.wb.gov.in with many services still on wbregistration.gov.in, handles the e-Requisition form, stamp duty and fee payment, market value of land and flats, deed search and e-Appointment for registration.
Behind it runs e-Nathikaran, the web-based registration system used in every registration office of the state. Certified copies of deeds are applied for on e-District WB.

Check the status card on this page. It watches the Directorate's site and shows reports from people searching deeds or paying stamp duty across West Bengal. A sudden jump in reports points to the Directorate's site, not your connection.
A few things cause most failures:
- The site has moved its front page to igr.wb.gov.in. The old wbregistration.gov.in home page now only shows a link to it.
- Many services, like e-Appointment and the stamp duty pages, still open on wbregistration.gov.in, so one site can work while the other does not.
- The e-Payment gateway is slow or the payment did not complete.
- The Directorate's servers are down for everyone.
Open Searching Deed on igr.wb.gov.in. You can search:
- by seller, buyer or party name
- by transacted property details
- by deed number and query number
The same menu shows deed availability status and mortgage information from CERSAI.
Use Calculation Assistance on the WB Registration site. It works out the value of land, land with structure, or a flat or apartment, and the stamp duty and registration fee on it. The Directorate notes that the 2% stamp duty remission and 10% circle rate cut ended on 1 July 2024.
Go to e-Payment and Refund. It covers payment of stamp duty and registration fees, the status of an e-Payment and the application for a refund.
For a refund asked more than 6 months after the e-Payment, the prayer goes to the District Registrar from the same menu.
Start online, then finish at the registration office. The site covers:
- the e-Requisition Form and the e-Assessment slip for the deed;
- e-Payment of stamp duty and registration fees;
- e-Appointment for Deed to book the office visit;
- e-Deed preparation, with a How to Register a Deed guide under Registration of Deed.
A deed has to be presented for registration within four months of signing it. Registration offices also take fees by cashless PoS payment.
