If BMC isn't working

Switch the page to English The BMC portal can open in Marathi. Use the English option in the top bar to change it.
Open the tax or water portal directly Type ptaxportal.mcgm.gov.in for property tax or aquaptax.mcgm.gov.in for water bills, rather than going through the main site.
Do not pay twice If money left your account but the page showed an error, wait 2-3 days and then download the receipt before paying again.
Keep your reference number handy Water bill pages ask for the CCN, and complaint tracking asks for the grievance ID.

We check portal.mcgm.gov.in and count reports from people across Mumbai. When many reports land together, the BMC portal is down. Property tax and water bills sit on their own portals, so one may work while the other fails.

The MCGM portal links out to several systems. Property tax runs on ptaxportal.mcgm.gov.in, water bills on aquaptax.mcgm.gov.in, and complaints on MyBMC MARG at marg.mcgm.gov.in.

Any one of them can be slow on its own. If the main page fails, open the portal you need from its own address.

Open the property tax Citizen Portal at ptaxportal.mcgm.gov.in and choose Online Payment. Use Print Receipt afterwards for the receipt. The same portal gives the Bill Report, the Property Ledger Report and the No Dues/Payment Certificate.

You can do it without logging in.

Open the Water Bill Citizen Portal at aquaptax.mcgm.gov.in.
Choose Download Bills/Receipts.
Enter your CCN number and click Proceed.
Pick Duplicate Bill or Duplicate Receipt, then click View.

Wait 2-3 days, because bank records take that long to reconcile. Then download the receipt again from Download Bills/Receipts. If it still does not show, contact your bank or the payment gateway, or write to the water department's payment desk at [email protected].

For an emergency, call 1916 at any hour.

Apply online on the BMC portal if the birth is already registered with BMC, or go to the Citizen Facilitation Centre (CFC) in your ward. Keep the registration number the hospital gave you. You can collect the certificate at the ward or have it couriered to your address.

Same day, when the sale is registered at the Sub-Registrar (SRO) office. The tax record then updates on its own, with no application, and the new owner gets an SMS, email and letter.

For older cases, apply on the property tax portal and the record updates within 3 working days. No property card is needed; the change goes by the sale deed or share certificate.

It is one ID for each building BMC assesses for property tax, shown on a map. Over time, numbers other departments use, like the water CCN, will link to it. For now, find your building on the MyBMC Building ID page and download its ID sticker.
