Our automated check runs from one or more locations and may miss in-app problems; reports come from users across India. We only call something "down" when users confirm it too. Here's how we check.

About TNREGINET

TNREGINET is the online portal of the Registration Department, Government of Tamil Nadu. Property documents, marriages, societies, firms and chit funds are registered through it, and it serves every Sub Registrar Office (SRO) in the state.

Most visits are for the Encumbrance Certificate (EC), which can be viewed and downloaded free, the guideline value of a street or survey number, and token booking for a registration slot. Builders, promoters and banks also use its presence-less registration for first sales and deposit of title deeds.

If TNREGINET isn't working

  • Switch the portal language TNREGINET opens in Tamil. Use the English option at the top if the menus are hard to follow.

  • Log in again If the page says your session has ended, sign in again, or use Forgot Password on the login box.

  • Check the SRO and village EC and guideline searches fail when the SRO or village does not match the property. Use Know your jurisdiction on the home page first.

  • Payment failed? Do not pay twice. Check the document status, and keep the bank reference for the SRO.

  • Compare with other users Many users reporting TNREGINET together means the portal is down. Try again after some time.

Other ways to access TNREGINET

  • Go to the Sub Registrar Office Registration, certified copies and fee payment are also handled at the SRO. Fees up to Rs 1,000 can be paid there by card on a PoS machine.

  • Land records on eservices.tn.gov.in For patta, chitta and FMB sketches, use the Revenue Department's E-Services of Land Records portal.

  • Builders and banks: daily online session For presence-less registration, the department holds an online meeting for banks, builders and promoters from 2 to 3 PM on working days.

  • Call the software helpline For a portal error, call the software query line. The TNREGINET helpline page lists it with the complaint lines and email.

Questions

Our check of tnreginet.gov.in and reports from people using the Tamil Nadu registration site both show here. If many users say the portal or EC search is failing together, the server is down. If only your login fails, sign in again or use Forgot Password on the login box.

TNREGINET serves the public and every Sub Registrar Office, so an outage stops the site, EC search, token booking and payments for everyone. Check this page for reports on the service failing for you. If only you are stuck, switch the portal to English and confirm your SRO and village with Know your jurisdiction.

Choose Search/View EC on the home page and fill the district, SRO, village and survey number exactly. The EC can be viewed and downloaded free of cost. If the search keeps timing out, try again later; for an urgent need, ask the Sub Registrar Office for a certified copy.

Use Guideline search on the home page. Pick the district, Sub Registrar Office and village, then search by street or survey number. Values are available from 2002.

No. Patta and chitta are land records, shown on the Tamil Nadu E-Services of Land Records portal at eservices.tn.gov.in. TNREGINET handles registration: deeds, EC, guideline value and certified copies.

For some deeds, yes. Presence-less registration covers the first sale of a plot or flat by a promoter or builder, and deposit of title deeds and deeds of receipt by banks and NBFCs, with Aadhaar eKYC and online payment. Other deeds still need a visit to the Sub Registrar Office after token booking.

Yes, tap Download on the status card at the top to save a server down image showing TNREGINET's current status, the last checked time, and how many users are reporting problems.
