About Mahabhulekh
Mahabhulekh (Maharashtra Bhumi Abhilekh) is the state's land record site, where anyone can view the 7/12 extract (satbara), 8A extract, property card and K-Prat online. The Settlement Commissioner and Director of Land Records, Pune runs it, and the National Informatics Centre manages the content.
The records it shows are for viewing only. A digitally signed 7/12 for official and legal use comes from the separate Digital Satbara site.

Our Mahabhulekh card watches the land record site and gathers reports from people across Maharashtra. A burst of them together means Mahabhulekh is down. The site also shows a notice when it opens if a planned maintenance window is on.

- Search by survey or gat number, or by name.
- Enter your mobile number and the captcha.
If you know the 11-digit property UID, choose Yes and search with it instead.
No. Mahabhulekh says the information it shows cannot be used for any government or legal purpose. A digitally signed 7/12, 8A or property card from the Digital Satbara site can be used for all official and legal purposes.
Log in on digitalsatbara.mahabhumi.gov.in, by password or OTP, and add money to your wallet through the payment gateway. Then download the signed 7/12, 8A, property card, K-Prat or MH DIGI map. The Mahabhumi Premium Services link offers the signed 7/12, 8A and ferfar too.
Click Check Payment Status and enter the PRN number, which you find under Payment Status after logging in.
Regular login and OTP login have separate wallets, so money in one cannot be used in the other. The fee is an advance: it is not refunded, but stays usable for other land documents.
