About Bhu Bharati
Bhu Bharati is Telangana's land records portal, run by the Revenue Department under the Chief Commissioner of Land Administration (CCLA) and built by NIC. It took over from Dharani, and encumbrance details from the Dharani period still open from its home page.
Without logging in you can look up land details, the market value of a plot, prohibited lands, encumbrance and registered documents. After logging in, a pattadar can apply for registration, mutation, succession, NALA conversion, a duplicate pattadar passbook (PPB) or a correction to the record.

Our Bhu Bharati card watches bhubharati.telangana.gov.in and lists what users across Telangana report. A cluster of reports means the land portal itself is in trouble. If you are alone, try another browser or come back later.
Heavy use slows it, as citizens, MeeSeva centres and revenue offices all work on the same system.
A payment step can also hang. Keep the e-Challan and transaction summary, since the next steps depend on them.
Open Details of Land under Information Services on the Bhu Bharati home page. It needs no login. The same section has Market Value for a specific land, Prohibited Lands Details and Registered document details.
Use the e-Challan / Application Status module on the portal. Keep the e-Challan or application number from your payment ready.
Open Encumbrance Details under Information Services. For records from before Bhu Bharati, the home page has a separate EC Details Before Dharani option.

- Aadhaar of seller, buyer and two witnesses
Log in and apply in the Modification Request Application module. Pick Change of name for a spelling or name change, Extent Correction for the area, or Missing Survey Number if a survey number is absent. Officers correct it after verification.
