RTC (Pahani), mutation and Khata records in Karnataka are viewed and downloaded on Bhoomi, the revenue department's own land-records system, which also has a support email for portal issues. The official links are listed here so you use the state's own system.

What you download online is a reference copy. For a mutation, correction or a certified RTC, the local tehsildar's office is the authority. The portal charges only the small official fee, so if a site or an agent is asking much more than that, it is a scam.
